Cédula de Habitabilidad – Certificate of Habitability

The cédula de habitabilidad  (certificate of habitability) is an official document that confirms a property meets the minimum conditions required for human habitation, according to the standards set by the regional government (comunidad autónoma). It is issued after an inspection verifying criteria such as minimum floor space, ceiling height, ventilation, structural safety, the presence of a kitchen and bathroom, access to drinking water, and so on.

It is mandatory for property sales in some regions (such as Catalonia and the Balearic Islands), while in others (like Madrid and Andalusia) it is not required. Nevertheless, it is still necessary for certain administrative procedures, such as setting up utility services or applying for public benefits.

Typically, it is valid for 25 years in the case of new builds and 15 years for resale properties. It is advisable to request a copy from the local council before signing the purchase of a property.
