The ITE (Inspección Técnica de Edificios) is similar to a car’s MOT, but for buildings: a mandatory periodic inspection that certain properties must undergo to check their condition, structural stability, sanitation, and accessibility.
In general, multi-family residential buildings over 50 years old must undergo this inspection every 10 years, although in some cases it may be required earlier or extended to single-family homes, commercial buildings, or office spaces.
A qualified technician inspects key elements such as façades, roofs, balconies, installations, and the overall structure, paying close attention to signs of damp, cracks, or leaks.
The report results can be:
- Favourable, if everything is in suitable condition.
- Unfavourable, if deficiencies are found. In this case, repairs will be mandatory.
It is important to note that failure to comply with the ITE can lead to fines exceeding €6,000, and the property owner may be held legally responsible for any accidents resulting from the building’s poor condition.
