There are several types of auctions in the real estate market, but they all share the same basic principle: one or more properties are offered to multiple potential buyers, who compete by placing increasingly higher bids to win the sale.
The most common types of property auction in Spain are judicial auctions (subasta judicial – ordered by a court) and notarial or administrative auctions (subasta notarial), organised by notaries or public bodies such as the tax office or Social Security. In both cases, the properties are usually auctioned due to unpaid debts. Private auctions are also sometimes held, organised by property owners or developers, aiming to sell more quickly and at the best possible price.
Auctions can take place in person or online and may offer good opportunities to acquire properties below market value. However, it’s important to be aware that many auctioned properties may come with existing debts or legal burdens, and participating usually requires having immediate funds or access to finance within a short timeframe.
If you’re considering buying a property at auction, it’s strongly recommended to seek specialist legal or financial advice.
