Whether you’re thinking of buying or selling a property in Spain, it’s important to understand the difference between useful and constructed surface area, as it affects both the value and functionality of your home.
The superficie construida refers to the total number of square metres of the property, including walls, internal partitions, terraces, balconies, and other structural elements. It represents the entire footprint of the property and is typically used to calculate the price per square metre.
In contrast, the superficie útil refers to the space you can actually use on a daily basis—rooms, kitchen, living room, bathroom, corridors, fitted wardrobes, etc. Usable square footage generally accounts for around 75% to 80% of the constructed square footage.
